We have devised a mechanism where we pool money from flat buyers in the private limited company to enter into agreement with willing builders/developers to facilitate financing of land at no cost. In turn land is pledged with the flat buyer company (Alumni Kanpur Housing Private Limited in this case) till the handing over of possession of flats by the builder to flat buyers at a predefined price which is at very good discount to prevailing market prices for retail buyers besides providing additional safeguards and security. This is essentially pooling of finances from potential end-users to facilitate purchase of land to build fully serviced flats for Alumni of IITs, IIMs and Government officials in a cost effective manner with adequate security of funds committed in this venture.
