We are creating a tech-enabled property management entity for owners to give them organized and process-oriented solutions to their residential renting business. The platform will also enable superior communication with the stakeholders (our entity, tenants, vendors etc) and will help them regularize their income. The platform also allows both owners and tenants to track or publish respectively the latest status of the homes, finding the right vendors for routine maintenance activities etc. Owners will be able to register their properties with our entity and we will sublet their home to the suitable tenants of their choice. Owners will be hugely benefited with our solutions as we will take away all the pain areas of property management and tenant management. Tenants will find it more convenient to stay in the company managed homes. This way, a large and growing industry as more and more owners are liking this new modal of renting, will be able to make their business more efficient and with less hassle. For tenants, the managed homes with lifestyle are the buzzing trend. What is the problem the start-up is solving? * With more and more upcoming industries like health care, education and job opportunities, there is a huge population (22% of the millennials), which relocate itself near to their work areas. Co-living is a huge industry in India but remains a largely fragmented and unorganized sector. This industry is mostly run by owners or local brokers. They are all managing their dealings in pens and diaries or words only, to record various critical information like state of the property at the time of check-in/check-out, any maintenance activities during the renting tenure. We are going to help this industry adopt technology which will help them manage their business from their smartphones, enable superior communication among all stakeholders and will help them minimize their conflicts due to 100% documented and strict norms which are part of the agreements. Another problem is with the income tax, which owners usually find it difficult to pay as tenants are not liable and don't deduct the TDS. How does your startup propose to solve this problem?* We are creating an ecosystem ( furnished and managed homes), enabled via technology for owners to manage their business from their smartphones and for tenants to manage their routine pain areas of maintenance from their smartphones. As a part of the process, the owner will appoint us as the property managers and allow us to sublet their property to our clients (tenants) who have to go through a stringent process of verification. For the regular health checkup of the property, the system will generate the inspections to the tenants who have to complete the inspection milestones. This mechanism will ensure the early warnings to us/owners for any maintenance activities before the health of the property further deteriorates. What is the uniqueness of your solution?* The entire renting market, even though has become huge over the last few years, remain fragmented and largely unorganized. There has been limited digitization in this segment and most owners depend on their local brokers to manage their homes. There are a few marketplaces in the market who are trying to connect tenants with the owners. However, our platform is going to be the one-stop solution for owners to manage their homes and tenants. How does your startup generate revenue?* We will furnish the homes taken from the owners and then sublet it to higher rent. Going forward, the owners or tenants will be able to buy leads from our platform. Similarly, as the tenants register, we will earn a commission for every registration done via our entity.
