For a portfolio with ₹15–30 Cr in annual energy spend, that is ₹1.2–3.6 Cr leaking every year. The root cause is simple: commercial electricity bills in India are complicated — layered tariff slabs, quarterly FPPCA adjustments, sanctioned load thresholds, demand charges — and no one validates them line-by-line every month. Consultant audits happen every 2–3 years and catch the obvious issues. The rest compounds silently. Across Indian commercial real estate, the addressable annual leakage exceeds ₹15,000 Cr.The productPolrix builds energy intelligence software for Indian commercial real estate. Our flagship product, Seirios, ingests every utility bill across a customer's portfolio via a simple email forwarding rule, validates each line item against the tariff schedule in effect for that billing period, compares consumption against site-specific baselines, and surfaces findings with rupee impact and a recommended action. There is no hardware to install, no BMS integration required, and no change to the customer's existing operations. The customer forwards their bills. We deliver the first findings within 14 days. The product runs continuously — every bill, every site, every month — and delivers a monthly PDF report to the finance lead by the 5th of each month.The core technical moat is a versioned tariff schedule library covering Indian discoms — built India-native from the ground up. Indian tariffs vary by state, by discom, by category, by load slab, with FPPCA rates that change quarterly via SERC gazette orders. No foreign competitor has localized this depth. Building the library from scratch is a 12–18 month engineering investment that compounds with every new discom and every new customer.Business modelPolrix sells annual subscriptions with a savings-share component. Pilots are priced at ₹3 lakh for 90 days on a single asset, converting to annual contracts at ₹15–25 lakh for mid-market operators and ₹35–80 lakh for standard portfolios. Enterprise REIT contracts run ₹1–1.5 Cr annually. On top of the subscription, Polrix takes 15–20% of verified findings as a savings share, capped at ₹50 lakh per year. This aligns incentives — Polrix earns more when it finds more — while capping the customer's exposure.MarketIndia's Grade A office stock crossed 1 billion square feet in Q4 CY'25, making it the world's fourth-largest office market at a $186 billion valuation. Adding branded coworking (75 million sqft), private hospitals (300 million sqft addressable), branded hotels (196,000 rooms), and IT campuses (150 million sqft), the total addressable energy spend across institutional Indian commercial real estate exceeds ₹30,000 Cr annually. At an 8–15% leakage rate, the recoverable savings pool is ₹2,400–4,500 Cr per year. Polrix's serviceable addressable market — institutional buyers who can be sold enterprise SaaS — is approximately ₹343 Cr in annual recurring revenue. Our 3-year SOM with focused execution on offices and coworking is ₹20 Cr ARR.Three structural tailwinds make this the right moment. India crossed institutional commercial real estate scale only in 2025 — the buyer base that can support enterprise SaaS is now large enough. BRSR and SEBI ESG disclosure mandates have made energy reporting non-optional for listed REITs. And state-by-state open access reforms have created new energy procurement complexity that operators urgently need help navigating. Foreign players haven't localized for Indian discom structures. The window is open.Product suiteSeirios is the first product in the Polrix suite. Nexus, currently in planning, will address operations intelligence — unifying building systems and operational data to reduce costs and improve asset performance. Helix will address sustainability intelligence — BRSR-compatible ESG reporting, scope 1 and 2 emissions tracking, and carbon performance across portfolios.
