FundProp is a technology-driven real estate investment platform focused on democratizing real estate ownership for India’s middle-class population. Traditional real estate ownership in India is capital-intensive, illiquid, and accessible primarily to high-net-worth individuals, leaving a large section of salaried and self-employed individuals excluded from property-based wealth creation. FundProp addresses this affordability and access gap by enabling fractional ownership of income-generating residential and commercial real estate assets through a structured SPV-based model. Investors can start investing with a low entry threshold (starting at approximately ₹1 lakh), gain proportional ownership, receive passive rental income, and participate in long-term asset appreciation without the operational hassles of property management. The platform leverages technology to simplify investor onboarding, property selection, ownership structuring, rental distribution, compliance management, and secondary exits. FundProp is designed to offer flexibility, diversification across locations and asset classes, transparency, and professional asset management—features that are currently unavailable or inaccessible to retail investors through traditional REITs or existing fractional platforms. FundProp targets both individual investors (B2C) and institutional distribution partners such as financial advisors, NBFCs, banks, and real estate intermediaries (B2B). The startup aims to build a scalable, digital-first investment ecosystem aligned with regulatory developments such as SEBI’s introduction of SM REITs and the growing preference for alternative, passive investment products among millennial and middle-income investors.
